Do I need an architect if I work with Harby + Points?
You do not need to hire an additional architect if you work with Harby + Points! Our design packages come complete with fully-dimensioned floor plans and construction documents ready to hand to your contractor and building department. This means you can take our complete plans to the city/county and contractor and have peace of mind knowing that they are within code, ready to be approved and begin construction.
DO YOU submit our plans to the CITY or County?
Yes, we do! We pride ourselves on making the whole design process as seamless as possible for our clients. Let us know when you’re ready and we go to the city/county for you and submit the plans for your new build or addition. You will need to go to the city/county zoning office to file a short application and pay the deposit before they will review our plans. We ensure that your design plans fit within all city codes and restrictions.
Do you offer complimentary consultations to make sure we are a good fit?
Yes, for every inquiry, we love to talk with potential clients either over the phone or meet in our office. These meetings typically last around 15-30 minutes and we discuss your projects, goals, how we can assist you, and answer any questions you might have.
How do payments work?
Our payment plans are flexible, but typically payment is due after each phase is completed. Typically, our design process is broken down into three phases: concept design, design development and construction documents.
Do you design small, affordable homes as well?
Yes, we love designing for homeowners, contractors, and investors that have budgets of any size! Some of our favorite projects have been homes with small square footage.
What if I have already bought house plans?
We got you! Several clients of ours have previously purchased house plans online and bring them to us so we can make modifications. We make sure the end result is a perfect fit.
Do I need to hire a structural engineer?
Most projects do not require a structural engineer, but occasionally (for example, if there are large vaulted ceilings or lots of extremely large glass windows) it does require structural expertise. We partner with a great structural engineer in these cases and can handle the communication on that end. The structural engineering cost is in addition to your Harby + Points design costs and will be paid directly to the engineer.
How do commercial projects work?
Commercial projects follow the same structure as all of our design packages. At the end of the design process, you will receive fully-dimensioned finalized plans and construction documents that are ready to hand off to your contractor and building department. For commercial projects, we work with a licensed architect to get your plans stamped for permitting.
Do you work with clients outside the Inland northwest?
Absolutely! We are able to offer all of our services fully-remote. We will meet and talk about your project needs and goals on a video call and then dive into our signature design process which includes three phases: 2-3 concepts of 2D floor plans, elevations and 3D perspectives, and construction documents. We meet virtually after each phase is complete so you can sign off on the designs.
Do you offer interior design services?
Yes, we do! We can work with you to select hard and soft finishes and come up with a layout plan for your space. You can add on interior design help for your existing project with us or come to us just for interior design help. Reach out to us and we would love to help you.
